How we work

9 Steps From "I'm Thinking About It" to "Come See the House"

A renovation feels risky because most owners only do one or two in a lifetime. Our process makes it predictable. You know what happens next, what it costs and who to call.

The process

The 9 steps

New build or renovation, every job runs the same way, from the first conversation to our after-care.

  1. Step 01

    Consultation

    Communication starts here. We listen to your ideas and goals, share what we've learned on similar jobs and talk through consent requirements. The result: a plan that matches what you want and what you can spend.

  2. Step 02

    Concept plan

    We work with your draftsperson or architect, or arrange professional plans, so the concept covers appearance, character and everyday function. Involving us early keeps the build practical and cost-effective.

  3. Step 03

    Costing

    We cost the whole job, including floor coverings, lighting and fixtures. You receive a detailed quote and a scope of works so you see every cost. We adjust the specification to suit your budget.

  4. Step 04

    Contract

    We both sign a written contract that protects both parties. It includes a schedule of work stating the stages, milestones and timelines.

  5. Step 05

    Consents

    We take care of council consents. We prepare and manage your building consent with Auckland Council, along with any resource consent the job needs. While it is processed, you choose fixtures and fittings.

  6. Step 06

    Working together

    Before we start, we go back over any questions, give you expected timeframes, and cover health and safety and legal matters.

  7. Step 07

    Construction

    Our qualified team builds to code. The Project Manager runs independent checks at regular intervals. We update you at each stage.

  8. Step 08

    Completion

    The Project Manager meets you on site for final checks. We submit a code of compliance application to council. With your approval, the work is signed off.

  9. Step 09

    Checks and after-care

    After sign-off, our after-care begins. If anything needs fixing, we agree what needs doing with you and do it at our earliest opportunity.
